How VA Loans Work

VA loans are issued by private lenders and guaranteed by the U.S. Department of Veterans Affairs. The VA guarantee reduces the risk for lenders, which is why they’re able to offer such favorable terms — including no down payment and no monthly mortgage insurance.

To use a VA loan, you’ll need a Certificate of Eligibility (COE) from the VA, which we can typically obtain for you during the loan process. You’ll also pay a one-time VA funding fee, which varies based on your military category and whether it’s your first VA loan use. Many veterans with service-connected disabilities are exempt from the funding fee entirely.
